La valeur économique des paysages des villes périurbanisées

La recherche présentée ici propose une méthode de description et d’évaluation des caractéristiques d’un paysage qui combine la géographie quantitative et l’économétrie des modèles hédoniques. Un modèle géographique produit des indices caractérisant les paysages à partir d’une reconstitution de la vue depuis le sol, en tenant compte des effets du relief et des masques que les objets hauts opposent à la vue. Il décrit la quantité de paysage vu par un observateur au niveau du sol en la répartissant entre 13 types d’occupations du sol. Spatial effects in housing price models : do housing prices capitalize urban development policies in the agglomeration of Dijon (1999) ?

In this article we suppose that the integration of accessibility and neighborhood variables in hedonic housing models doesn't allow to take into account the spatial effects between the housing prices. Using a sample of 1520 transactions of apartments in the urban area of Dijon, we focus on two types of location variables : the distance to the CBD and the distance to several Disadvantaged Districts located in peripheral areas. We detect the presence of a spatial error autocorrelation in the hedonic model indicating that the valuation of the price of an apartment is locally influenced by the prices of the neighboring apartments. Shooting down the price: Evidence from Mafia homicides and housing prices

In this paper, we estimate the effect of the homicides by the Camorra, the Neapolitan Mafia, on housing prices in Naples. The study develops on a unique panel data set at the administrative district level for the period 2002–2018 of geo-localized homicides involving innocent victims (denoted as IVH), which are treated as exogenous shocks that negatively affect housing demand. We find that the occurrence of such homicides causes a decrease in housing prices in the range of 2.5–3.8 percentage points. This effect decreases with the distance from an IVH and over time. Gir boplikt lavere boligpriser?

Siden 1974 har norske kommuner hatt adgang til å innføre boplikt for eiendommer som er eller har vært i bruk som helårsbolig. Ordningen har helt siden den ble innført, vært svært omstridt. Vi undersøker hvordan boplikt påvirker boligprisene. Geografisk avgrenser vi oss til kystkommuner på Sørlandet, der mange som har sin faste bopel andre steder i landet, etterspør fritidsbolig. Uten boplikt kan helårsboliger bli kjøpt opp for å bli brukt som fritidsboliger. Den empiriske analysen, basert på data fra fire sørlandskommuner, hvorav den største kommunen, Arendal, opphevet boplikten i 2014, viser at prisene i kystsonen økte da boplikten ble opphevet.

Labor Market Search, Housing Prices and Borrowing Constraints.

Mortgage market deregulation in the early 1980s coincided in time with a sharp break in the cyclical behavior of many variables related to housing and to the labor market. This paper analyses the joint dynamics of labor market variables, output and housing prices in a search model with efficient bargaining and financial frictions. In a setting of household heterogeneity, only mortgaged-backed loans are available for impatient households, whose borrowing cannot exceed a proportion of the expected value of their real estate holdings.
